Surveys - differences explained

"Buying a property normally represents the largest single financial commitment most people make in their life – which is why you need to protect yourself and get it right. Having a survey will help. There are three types of surveys available and below is a detailed breakdown of what each one can offer"

Mortgage Valuation

A mortgage valuation is not a survey. It is a report based on a brief assessment of a property and only answers the mortgage lenders questions concerning the appropriate security for the loan requested. It is probably sensible to arrange your own full survey to protect yourself.

Home Buyer Survey

The Homebuyer Survey sometimes call the HSV, is an economy package survey in a standard format. It is suitable for a property of conventional type and a construction that is in a reasonable condition. The reporting style is concise, advising on the general state of repair and condition of the property and permanent outbuildings. It will focus on any urgent repairs needed and any significant problems that would need addressing before purchasing.

  • Making a reasoned & informed judgement on whether to purchase or not
  • Deciding whether the property is reasonably priced
  • Will look at what actions are needed before exchange of contracts
  • Building Surveys (also known as Structural Surveys)


Full Building Survey

On a full building survey also known as a full structural survey, the surveyor will check the property thoroughly from the foundations to the roof. The surveyor will give a detailed appraisal of the construction and provide technical analysis of significant defects and appropriate remedial work. A full structural survey normally takes a day to complete.
