Right To Rent
As you may already know, a new Immigration Bill came into force in 2014, and with it; landlords are now as of the 1st February 2016 required to check the immigration status of all new tenants before granting them permission to move into a residence. With serious penalties for non-compliance of up to £3,000.00 per tenant, it's expected that many landlords will be looking to their letting agents to undertake the checks on their behalf.

Fire Safety Regulation in rented properties has changed!
The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 have been approved by parliament and have now come into force as of 1st October 2015. Private sector landlords are required from 1st October 2015 to have at least one smoke alarm installed on every story of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove). After that, the landlord must make sure the alarms are in working order at the start of each new tenancy.
The requirements will be enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice.
This booklet provides information about the requirements and who they apply to. It is designed as a Q&A to cover the most common situations but it cannot cover every scenario and is not a substitute for reading The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, which we have attached.

Landlord Licensing - Are you a Brent landlord?
As of the 1st of January 2015, most private landlords in the borough of Brent will need a license to let out a house or flat. Brent have extended the licensing of private landlords to help raise standards in the private housing sector, creating high quality and affordable accommodation for Brent residents.
