Once you have found what you are looking for, make a 'sensible' offer on the property you have chosen. When your offer has been accepted, let your solicitor know. He or
she will ensure that the sellers solicitor prepares a draft contract of sale, and at the
same time carry out the searches.

Please remember that there is a government tax for purchasing property known as "stamp duty" this is currently: up to £250,000 - 1%, £250,000-£500,000 - 3% and over £500,000 - 4% of the purchase price agreed.

Surveys will now need to be arranged through your mortgage lenders before a mortgage offer can be made. There are three types of survey - 1) Valuation Survey, 2) Housebuyers Report, 3) Structural Survey. The mortgage valuation is conducted to ensure that the property you wish to purchase is suitable security for the amount you wish to borrow. The main points to note, however are that you will to formally instruct
a solicitor and also pay the lenders fee to cover the cost of having the property valued.
